Umstead Hotel Boardwalk
Structural Condition Assessment and Repairs
Alpha & Omega Group was requested to provide assessment and structural repairs for a timber boardwalk that runs along the hotel pond.
After over 30 years of service, the boardwalk was in need of repairs. The routine wear placed on the structure due to the hotel guests and the environment caused damaged to the boardwalk as well as the railings. SAS Institute requested that the A&O team provide a structural condition assessment (SCA) to determine what services would be necessary. After the assessment was completed, the team was requested to design and oversee the repairs and updates of the boardwalk.
During the SCA, Alpha & Omega Group provided a visual hands on inspection, complete with documentation and photographs. This was compiled into a report detailing the damage and the next steps necessary. During the design phase, the team reviewed the existing construction drawings, and prepared plans to replace the existing timber decking with new, composite decking. They also designed replacements for the joists and planned how to reuse the rails. The A&O team developed specifications and a cost estimate and assisted in bidding. During the construction administration phase, Alpha & Omega Group preformed construction administration and observation and closeout services. Ω
